Room Bookings
Terms & Conditions of Stay
Thank you for choosing to stay with us. Please take a moment to review the terms of your booking and stay:
Cancellation Policy
- Free cancellation for bookings cancelled more than 48 hours before check-in.
- 50% charge for cancellations made within 48 hours of check-in.
- 100% charge for cancellations made within 24 hours of check-in.
- No-shows will be charged the full occupancy rate.
Payment
- No deposit is taken at the time of booking.
- Full payment is due on check-out.
Check-In & Check-Out
- Check-in: From 3:00 PM
- Check-out: By 11:00 AM
- Late check-out / Early check-in may be arranged in advance, is subject to availability, and additional charges.
Breakfast
- A continental breakfast is included in your room rate.
- A cooked breakfast is available for an additional charge.
Guest Conduct
We kindly ask all guests to be respectful and conduct themselves in a way that does not disturb other guests.
Smoking & Damages
- This is a non-smoking property. A £300 cleaning fee will apply for any smoking inside the rooms.
- Burns to carpets will incur the full replacement cost of the carpet in that room.
- Guests are responsible for any damages to hotel property and will be charged accordingly.
Pets & Parking
- No pets allowed. Only guide dogs are permitted.
- Vehicles are parked in our car park at the guest’s own risk.

Restaurant Bookings
Restaurant cancellation policy
If you need to cancel or amend your booking, please let us know as soon as possible.
Reservations for all tables require credit card details in order to book. These bookings must be changed or cancelled at least 24hrs prior to the reservation time, otherwise a £20 per person cancellation fee will be applied.
The cancellation fee reflects the cost of food, drink and staffing incurred by us in anticipation of the booking and lost revenue from the empty table.
A table is deemed to have “no showed” if they are more than 30 minutes late for their reservation and have made no contact with The Three Acres Inn & Restaurant.
The cancellation fee will be charged to the credit card used to secure the booking. We will send email notification of any charges made.

Gift Vouchers
Gift vouchers are for single redemption only, any balance cannot be transferred to a future visit, cannot be used to purchase an alternative voucher and no change will be given. Original vouchers, email vouchers or gift cards MUST be presented on arrival. Copies will not be accepted. Vouchers are valid for 12 months from voucher purchase date.
